If you are buying a NEW manufactured home or commercial unit to move onto the new property (vacant lot), You will need:
- New well and septic tank permits -$155 – Brantley County Environmental Health
- New address – $25
- New Mobile Home Site Permit – $300 in county
- New Mobile Home Site Permit – $600 out of county
- State licensed movers & installers for manufactured homes.
- A minimum of 1 acre for each home is required.
If you are buying a USED manufactured home or commercial unit to move onto the new property (vacant lot), You will need:
- New well and septic tank permit – $155 – Brantley County Environmental Health

- Habitability Inspection (out-of-county) – $60 + $.53/mile
- New Mobile Home Site Permit – $300 in county

- New septic tank / New Well – $155
- Used Mobile Home – Habitability Inspection – (in-County – $60 /out-of-county – $60 +$.53/mile)
- New Mobile Home Site Permit – $300 in county
- New Mobile Home Site Permit – $600 out of county
- Addressing: Verify existing address – no charge / New address – $25
- Current tax decal receipt for used manufactured home
- State licensed movers & installers can move and set home manufactured homes
- A minimum of 1 acre for each home is required
If you are building a ONE or TWO-family dwelling, or mobile home permit you will need:
- Existing septic tank / Existing Well
- Existing septic tank / New Well
- New septic tank / New Well – $155
- New septic tank / Existing Well
- Bring in two complete sets of house plans or detailed drawings approved by building officials and pay a $25 plan review fee.
- Fill out appropriate permit applications and pay fees.
- Addressing: Verify existing address – no charge / New address – $25
For COMMERCIAL or INDUSTRIAL structures (new construction, Additions & Alterations):
- Owners should contact Brantley County Environmental Health for detailed information concerning environmental health fee and inspections.
- Bring in two complete sets of house plans or detailed drawings approved by building officials and pay a $25 plan review fee.
- Fill out appropriate permit applications and pay fees (basic fee is $75) if there is electrical, plumbing, or mechanical, additional fees will apply.
- Addressing: Verify existing address – no charge / New address – $25
Any type of construction over 120 sq. ft requires a building permit
BUILDING Permit Requirements
The following items and steps are required before a building permit is issued:
- Verification from the Brantley County Tax Commissioner’s Office that there is no delinquent tax on the property where the proposed project will take place
- Assignment of our verification of a physical 911 address where the project is to take place. Fee for new address: $25.00
- Inspection/Permit for septic system/water or access to municipal service. See General Information Sheet for pricing
- Assessment of culvert needs by the Brantley County Public Works Department for property accesses a county-maintained road. Access to a property from a state highway must be handled by the Georgia Department of Transportation
- Two sets of blueprints or a detailed drawing to include dimensions, placement of walls, plumbing fixtures, counters/cabinets, large appliances, mechanical, and major electrical devices. The inspector reserves the right to reject detailed drawings that he deems inadequate. Commercial – 2 sets of complete plans to include footers/slab, cross members, electrical, mechanical, and plumbing
- Valuation of the proposed project
- The building permit application completed and reviewed with the Brantley County Planning and Building office and signed by the applicant
- Site Plan – Must include Lot size/dimensions, setbacks from property lines, water, and sewer locations/tie-ins, elevation, and any buffers.
MANUFACTURED HOME Permit Requirements
The following items and steps are required before a manufactured home permit is issued:
- If the unit is pre-owned/used, a Habitability Inspection must be complete on it. Brantley County will inspect units within this county or a county that borders it; a certified inspector of your choice and arranging must complete all others. Inspections handle by Brantley County Planning and Building will be completed following a $60.00 inspection fee within the County, outside the County $60.00 plus .53 cent a mile from Brantley County Planning and Building office and back Assignment of or verification of a physical 911 address where the manufactured will be set-up. - Copy of the title front and back on a pre-own/used manufactured home or the Form 500 & PT41 for a new manufactured home to prove ownership
- 911 Address where the manufactured is currently located
- The name of the landowner where the manufactured home is to be set up
- Proof of no delinquent tax on the manufactured home or property where the unit is to be set up
- Cost of manufactured home
- Year, make, model, & size of the home with the number of bedrooms & bathrooms
- State licensed mover and installer
FEE SCHEDULE – Building Permits
Any type of construction greater than 120 square feet requires a building permit
New Construction Residential & Commercial Structures:
- $0.40 per square foot for all heated space
- $0.25 per square foot for all enclosed un-heated space
- $0.15 per square foot on all open and/or covered space (i.e. porches, decks)
- Electrical Permit: $15.00, plus $3.00 per 1,000 square feet
- Plumbing Permit: $15.00, plus $1.00 per plumbing fixture
- Mechanical Permit: $20.00 per unit (new homes). No permit needed for a window unit
Non-Heated/Cooled Accessory Structures:
Enclosed utility, shed detached garages, etc.
$0.15 per square foot or $75 whichever is greater
Open Covered/Uncovered Structures:
Open shelters, lean-to structures, porches, decks, carports, etc
$0.15 per square foot or $75 whichever is greater
Electrical permit: rewire, change out, new service (vacant house/mobile home) $75
Plumbing permit: $75
Mechanical permit: $75
Re-inspection Fee: $50
One re-inspection on residential/commercial new construction is included in the initial permit. Any additional re-inspections will incur the fee
Swimming pools, Hot Tubs, Spas: $85.00 Public use, $70 private
Agricultural buildings: For all new buildings used for agricultural purposes, new constructions, alterations & additions to existing buildings, the building permit fee will be $75. If there is electrical, plumbing or mechanical, additional fees will apply.
After the Fact Permit: Permit issued after construction has started – All fees+100% if fees
Minimum Permit Fee: The minimum permit fee is $75. Any applications below that mark will be rounded up.
